property, highlight problems and areas of repair and maintenance and indication
of timescale in which these need to be undertaken to safeguard your investment.
These surveys are particularly useful for larger properties, dilapidated
properties, if the property has been significantly altered or if you are
planning a major conversion or renovation. Building surveys are tailored to meet the clients needs. The report includes detailed technical
information on materials and construction aswell as details on the defect
found.
It is important that caveat emptor (buyer beware) that you, as purchaser,
are aware and go into your purchase with 'your eyes wide open'. Often the report allows for
re-negotiation of the purchase price, once the cost of defects identified have
been costed and analysed, making any building survey a worthy investment.
The alternative to the full building survey is the homebuyer's report,
undertaken by Pound & Co. This is a comprehensive survey of the property
but is written in a standard format and is provided with a valuation. It
differs in two main ways from the building survey:

It is
designed for traditional type and construction, post war, in reasonable
condition.

It
identifies what the surveyor considers to be the most important issues.

It also
includes the surveyor's opinion as to market value and reinstatement cost
(which you will need for insurance purposes).
It focuses on matters that, in the surveyor's opinion, may affect the
value of the property if they are not dealt with. It is a more economical survey but it is not suitable for
all properties as detailed above.
