Fancy paying for your house with a boat? A leading Westcountry estate agent is seeing an increasing trend towards part-exchange as a means of raising property finance.

"Recently, a keen buyer made an offer for a substantial property on the basis of two-thirds of the purchase price in cash. For the remaining third he included his very smart boat, worth a six-figure sum," says Nick Seddon, of Seddons in Dulverton, Exmoor.

In other cases, the offer will include a mix of cash and another property. This new trend is on the rise, says Mr Seddon. For more details, contact Seddons, Dulverton, on 01398 324488 or visit www.seddons.com.

A North Devon estate agent is selling an unusual property – in Missouri. Geoffrey Clapp, of Geoffrey Clapp Associates in South Molton, is marketing Stormhold Ranch (above) near St Louis.

The property belongs to a British couple who have moved back to Chulmleigh in Devon for family reasons.

Mr Clapp says: "The 337-acre hunting ranch has a huge four-bedroomed house." At £695,000, the ranch is "about half the price" of a similar property here. It borders the Mark Twain National Forest, with 30,000 acres of riding, and has 220 days of sunshine every year.
